Located on the Adriatic Highway close to the Tivat airport, with 6800m2 and 156 parking spots, the mall aims to allow locals from the surrounding Municipalities of Budva, Tivat and Kotor easier access to popular brands in the region, with many planned events intended for the people of the Boka Bay.

The Butiko Project was realized by Sun Power d.o.o. in collaboration with Colliers International Montenegro, which conducted all the necessary studies during the development planing phase, and secured the leases for 100% of the commercial space available. After its opening, Colliers International Montenegro was tasked property management of the Shopping Center, which is the third mall that Colliers has colaborated with in providing market research, feasibility and concept advisory, exclusive leasing services and property management.
